Price a gutter cleaning job by linear foot and story height. Enter the gutter length on each level, adjust your rates, and add downspouts or extras.
Many pros charge about $0.95 to $1.25 per linear foot on a single-story home, $1.00 to $1.85 on two stories and $1.25 to $2.25 on three stories. Most homes have 125 to 200 feet of gutter, so a typical single-story cleaning lands around $120 to $250.
Two-story homes commonly run about $150 to $360 per cleaning, depending on gutter length, roof pitch and how much debris is packed in. Upper runs take extension ladders and more setup, so they are priced higher per foot.
Many companies include a quick check but charge to flush clogged downspouts, often $25 to $75 each. Pricing it as a line item keeps your base price competitive and pays you for the extra work.
Add up the length of every roof edge that has a gutter. You can pace it off from the ground, use the house measurements from a satellite map, or count downspouts as a rough check: most runs have one downspout every 30 to 40 feet.
